A buyer's agent, anywhere in Australia.
A buyer's agent in Australia works for you, not the seller — which is the opposite of the agent standing in the hallway at the open home. We pair that with the loan and the plan, so the whole purchase stays one conversation instead of three.

How it actually works.
Opes handles you — the brief, the job, the updates. The licensed property work is done by a partner firm that can operate in every Australian state. We spell this out rather than glossing over it, because it's the reason we can put someone on the ground in any city rather than only the one we live in.
- ·You deal with Opes for the brief, the job and the updates.
- ·One licensed agent from the partner firm is assigned to your purchase.
- ·The licensed work is done under the partner's authority, not ours.
- ·Both firms are named on your paperwork before you sign anything.
What you get for the fee.
Six things, all included. Finding places before they're advertised is part of the normal job, not an extra. If you want to compare what buyer's agents charge generally, the buyer's agent cost guide works through fixed fees, percentage fees and the in-between kind with real numbers.
Working out the brief
What you're after, what you can spend, and what you won't budge on — written down, and lined up with your financial plan if you have one.
Research on the area
What the local market is actually doing, whether you're buying to live in it or to rent it out. Rent, growth and what it's like to live there.
A shortlist
A short list of places worth your time, with the reasons attached — including ones that haven't been advertised yet.
Inspections and checks
Someone goes and looks at it properly. Building and pest, strata records and the contract all get checked before you commit.
Doing the negotiating
Our licensed partner handles the back-and-forth on price and conditions, on your side of the table.
Getting to settlement
Your solicitor, your lender and the seller's agent all kept moving in step, right through to the keys.
We don't bid for you at auction — that's not part of the service. If a place goes under the hammer, the partner can put you onto a specialist bidder. Everything else — the brief, the research, the checks and negotiating on a private sale — stays in.

What it costs.
A fixed fee starting at $10,000 plus GST. The same whether you're buying a home to live in or a rental — and it doesn't climb with the price of the property, which is worth knowing when a lot of agents charge a percentage. The first conversation is free, including a proper explanation of how the partner arrangement works.
Your financial planning is included at no charge — it's how we start every buyer's agent job, because we'd rather know the numbers before we go looking. The fee also drops if we arrange the loan.

Where buying fits in.
The order matters more than people expect. The plan tells you what you can actually afford, the buyer's agent finds the place, the broker pays for it. If you're buying to rent it out, the property investment hub runs through how the three fit together.

Financial planning
What you want, what you can spend, what you can borrow, and what happens if something goes wrong. Free for buyer's agent clients.

Buyer's agent
Finding the right place — including ones not advertised — checking it properly, and negotiating the price.

The loan
Paying for it. More than 50 lenders compared, picked on how the loan is set up rather than the advertised rate.

The licence question, answered first.
Not us. Opes doesn't hold a buyer's agent licence of its own — the work is done by a partner firm that is licensed to operate in every Australian state. We say so plainly because it's how you get someone on the ground anywhere in the country, and we'd rather tell you than have you find out later.
You deal with Opes: we take the brief, manage the job and report back to you. The licensed work is carried out under the partner's authority. Both names are on the paperwork from the start, so there's nothing to work out later.
Yes. The partner network covers every state and territory, and one agent in the city you're buying in is assigned to your job.
A fixed fee, starting at $10,000 plus GST — the same whether you're buying a home or an investment. It doesn't go up with the price of the property. The fee comes down if you also use us for the loan, and your financial planning is included at no charge.
Of course. You can use the buyer's agent service on its own. Most people use our broker because it keeps everything in one place, but it's not a condition of anything.
No — that's not part of the standard service. If a place you want goes to auction, the partner can point you to a specialist bidder who does nothing else.
That's a common one. We do the early conversations by video, and the partner inspects and negotiates on the ground — so nothing waits on your timezone.
