How the service is structured.
Balki does not personally hold a buyer's agent licence. The licence sits with a third-party partner that operates across every Australian state, including NSW. The engagement is coordinated under the Opes brand. Inspections, due diligence and negotiation are conducted by the licensed partner.
Clients meet the assigned buyer's agent during the free initial consultation. The relationship is yours with Opes, and the licence is held by the partner. We say this on the first call, not in fine print at signing.
The Opes office is in Melbourne, and meetings with Balki run by video. The Sydney buyer's agent partner handles all on-the-ground work in person, including Saturday inspections in Marrickville, weekday walk-throughs in Lane Cove, and pre-auction meetings in Randwick or Coogee.

Inspections and due diligence
Building inspections, strata reports, council and zoning checks. Saturday inspection slots across Sydney are routine for the partner agent.
Negotiation
Pre-auction offers, private treaty negotiation, vendor terms. Auction bidding is not offered as a standalone service.
Settlement coordination
Loose ends between conveyancer, broker and selling agent. The buyer is not the one chasing the file.

Fixed fee from $10,000 + GST. The same fee for owner-occupied and investment briefs. Pricing does not float with the purchase price. Sydney files often sit at the upper end of the typical $800,000 to $2,000,000 range, and the fee does not move with the budget. The initial consultation is free. The fee reduces when broking or financial planning is engaged alongside. Investment-led briefs typically connect into the wider property investment hub, and expat buyers acquiring sight-unseen are a regular pattern on the Sydney book.
