Opes Financial

A buyer's agent service for Sydney, built into a wider plan.

A buyer's agent handling sourcing, due diligence and negotiation across Sydney through a licensed partner. Fixed fee from $10,000 + GST, free initial consultation, free financial planning bundled in.

Sydney's inner-west at twilight with the Anzac Bridge in the distance.

How the service is structured.

Balki does not personally hold a buyer's agent licence. The licence sits with a third-party partner that operates across every Australian state, including NSW. The engagement is coordinated under the Opes brand. Inspections, due diligence and negotiation are conducted by the licensed partner.

Clients meet the assigned buyer's agent during the free initial consultation. The relationship is yours with Opes, and the licence is held by the partner. We say this on the first call, not in fine print at signing.

The Opes office is in Melbourne, and meetings with Balki run by video. The Sydney buyer's agent partner handles all on-the-ground work in person, including Saturday inspections in Marrickville, weekday walk-throughs in Lane Cove, and pre-auction meetings in Randwick or Coogee.

Where we buy in Sydney.

Six Sydney belts cover most files. The brief at the start determines which belt the search begins in. The partner network reaches across all of them.

Inner-west
Owner-occupier and renovator

Marrickville, Dulwich Hill, Newtown, Leichhardt. Workers' cottages, semi-detached, renovator stock.

Lower North Shore
Family upgrade and downsizer

Lane Cove, Crows Nest, Wollstonecraft. School-zone family briefs and downsizer apartments.

Upper North Shore
Family homes

Pymble, Wahroonga, St Ives. Larger blocks, established family briefs, longer search windows.

Eastern suburbs
Owner-occupier and investor

Randwick, Coogee, Bondi. Apartments and semi-detached. Premium owner-occupier and high-yield investor.

Northern Beaches
Lifestyle owner-occupier

Manly, Dee Why, Brookvale. Lifestyle stock, often with an interstate or expat buyer behind the brief.

Growth corridors
First home and investor

Box Hill, Marsden Park, Schofields, Leppington, Oran Park. House-and-land and new-build stock.

Commercial property across Sydney metro is available, including for SMSF acquisitions.

What the Sydney buyer's agent service includes.

01

Brief development

Budget, criteria, timeline. The brief is written down. It evolves with market feedback, but the starting point is explicit.

02

Suburb shortlist and research

Comparable sales, days on market, capital growth context. Honest about which belts do not match the brief.

03

Property sourcing

On-market and off-market opportunities through selling-agent networks. Common in inner-west and lower North Shore.

04

Inspections and due diligence

Building inspections, strata reports, council and zoning checks. Saturday inspection slots across Sydney are routine for the partner agent.

05

Negotiation

Pre-auction offers, private treaty negotiation, vendor terms. Auction bidding is not offered as a standalone service.

06

Settlement coordination

Loose ends between conveyancer, broker and selling agent. The buyer is not the one chasing the file.

Buyer's agent fees in Sydney.

Fixed fee from $10,000 + GST. The same fee for owner-occupied and investment briefs. Pricing does not float with the purchase price. Sydney files often sit at the upper end of the typical $800,000 to $2,000,000 range, and the fee does not move with the budget. The wider buyer's agent cost guide walks through fixed versus percentage pricing.

The initial consultation is free. The fee reduces when broking or financial planning is engaged alongside. Investment-led briefs typically connect into the wider property investment hub, and expat buyers acquiring sight-unseen are a regular pattern on the Sydney book.

The three-pillar process

How the buyer's agent service fits with finance and planning.

Step 01

Financial planning

Goals, cash flow, loan capacity, risk cover. Free for buyer's agent clients. Delivered virtually for Sydney.

Step 02

Buyer's agent

Sourcing, inspections, due diligence and negotiation across the six Sydney belts. Partner-licensed.

Step 03

Broking

Finance through a 50+ lender national panel. Sydney files are common in the practice.

The Opes office is in Melbourne. The Sydney work happens in Sydney.

The Opes principal works from Docklands, Melbourne, and the Sydney engagement runs by video for the planning and broking sides. The licensed buyer's agent partner is on the ground in Sydney for inspections, agent meetings and negotiation.

A previous Sydney office at Level 8, 70 Pitt Street closed years ago. Some older directories still show it. We do not list it as active and clients cannot meet us there.

In practice
  • Initial call with Opes by video.
  • Sydney inspections with the partner in person.
  • One coordinated file across both.

What Sydney buyers usually ask first.

Inner-west, lower and upper North Shore, eastern suburbs, Northern Beaches, and the outer growth corridors at Box Hill, Marsden Park, Schofields, Leppington and Oran Park. Commercial across the metro too. Briefs outside these belts are considered case by case.
The licensed partner agent, in person. Inspections and on-the-ground negotiation are licensed activities and sit with the partner firm. Balki coordinates the file and brings the broking and financial planning sides into the same engagement from Melbourne.
Yes. Off-market opportunities come through selling-agent relationships, and the partner network in Sydney has them across the inner-west, lower North Shore and parts of the eastern suburbs. Off-market is a useful supplement, not a guarantee on every file.
No. The fee is fixed from $10,000 + GST. Same fee for owner-occupied and investment. Same fee whether the budget is $800,000 or $2,000,000. The fixed structure is deliberate.
The free initial consultation has no fee attached. Engagement fees, once the work is underway, apply regardless of whether a property settles. The structure is explained on the fee page and at the first consultation.
