A buyer's agent in Sydney, working to an actual plan.
A buyer\'s agent who finds the place, checks it over properly and does the negotiating for you across Sydney, through a licensed partner firm. A fixed fee from $10,000 plus GST, a free first conversation, and your financial planning thrown in.

How it is set up.
Balki does not hold a buyer's agent licence himself. It sits with a partner firm that works in every Australian state, NSW included. You deal with us; the inspections, the checks and the negotiating are done by the licensed partner.
You meet the agent assigned to you during that free first conversation. You deal with Opes; the licence sits with the partner. We tell you this on the first call, not in small print at the bottom of a contract.
Our office is in Melbourne and you meet Balki over video. The Sydney partner does all the legwork in person — including Saturday inspections in Marrickville, weekday walk-throughs in Lane Cove, and pre-auction meetings in Randwick or Coogee.
Where we buy in Sydney.
Six Sydney belts cover most files. The brief at the start determines which belt the search begins in. The partner network reaches across all of them.
Marrickville, Dulwich Hill, Newtown, Leichhardt. Workers' cottages, semi-detached, renovator stock.
Lane Cove, Crows Nest, Wollstonecraft. School-zone family briefs and downsizer apartments.
Pymble, Wahroonga, St Ives. Larger blocks, established family briefs, longer search windows.
Randwick, Coogee, Bondi. Apartments and semi-detached. Premium owner-occupier and high-yield investor.
Manly, Dee Why, Brookvale. Lifestyle stock, often with an interstate or expat buyer behind the brief.
Box Hill, Marsden Park, Schofields, Leppington, Oran Park. House-and-land and new-build stock.
We can also buy commercial property across Sydney, including inside a super fund.
What’s included.
Working out the brief
What you can spend, what you want and by when — written down. It changes as you see what's out there, but you start with it clear.
Research on the areas
What similar places actually sold for, how long they sat, and how the area has grown. We'll tell you straight which suburbs don't suit what you're after.
Finding places
On-market and off-market opportunities through selling-agent networks. Common in inner-west and lower North Shore.
Inspections and checks
Building inspections, strata reports, council and zoning checks. Saturday inspection slots across Sydney are routine for the partner agent.
Negotiation
Offers before auction day, negotiating on private sales, and the terms as well as the price. We don't bid at auctions for you.
Getting to settlement
Chasing the conveyancer, the lender and the seller's agent, so you're not the one making the phone calls.
What it costs.
Fixed fee from $10,000 + GST. The same fee for owner-occupied and investment briefs. The price of the house doesn’t change what you pay us. Sydney files often sit at the upper end of the typical $800,000 to $2,000,000 range, and the fee still doesn’t move. The wider buyer's agent cost guide walks through fixed versus percentage pricing.
The first conversation is free. The fee comes down if we are also doing your loan or your financial plan. Investment-led briefs typically connect into the wider property investment hub, and expat buyers acquiring sight-unseen are a regular pattern on the Sydney book.
How buying a place fits with the loan and the plan.
Financial planning
What you want, what is coming in and going out, what you can borrow, and what happens if it goes wrong. Free for buyer's agent clients, and done over video in Sydney.
Buyer's agent
Finding it, inspecting it, checking it over and negotiating, across the six Sydney belts. Done by the licensed partner.
Broking
The loan, from a panel of more than 50 lenders. We write plenty of Sydney loans.
Our office is in Melbourne. The Sydney work happens in Sydney.
Balki works from Docklands in Melbourne, and the planning and loan side of a Sydney job runs over video. The licensed partner is on the ground in Sydney doing the inspections, meeting the agents and negotiating.
A previous Sydney office at Level 8, 70 Pitt Street closed years ago. Some older directories still show it. We do not list it as active and clients cannot meet us there.
