Fixed fee versus percentage of purchase price.
Most buyer's agents charge a percentage of the property price, typically 1.5% to 2.5% plus GST. Here's how that compares with our fixed pricing on a few common purchase amounts.
Industry rates referenced for comparison only. Percentage fees vary between firms and sometimes carry tiered structures. The Opes fixed fee starts at $10,000 plus GST and does not scale with the price tag on the contract. What the fee covers.
The licensed work is delivered through the buyer's agent partner. Scope is the same for owner-occupier and investor briefs.
- 01Brief intake and scopingGoals, budget, target areas, timeline, written brief.
- 02Suburb and market researchYield, growth, liveability or commercial fundamentals.
- 03Off-market and pre-listing sourcingThrough the partner's agent networks and silent sales.
- 04Inspections and due diligenceBuilding, pest, strata and contract checks coordinated.
- 05Private treaty negotiationPrice, terms and conditions worked on your behalf.
- 06Settlement coordinationSolicitor, lender and vendor agent kept in step through to keys.
Auction bidding on behalf of clients is not part of the standard service. If a property goes to auction, the partner can refer a specialist auction bidder, quoted separately.
Bundle benefit, written down.
Opes runs three connected disciplines: financial planning, finance broking, and the buyer's agent service. Clients who use more than one get a written fee reduction. The point isn't a discount tactic. The point is that the work overlaps, and your file stays in one place. The bundle is the same whether you are buying your first home or adding to a portfolio through the property investment hub.

The questions that come up first.
It is the starting fixed fee for the service, billed in two parts under the engagement. Owner-occupier and investor briefs use the same starting figure. A deposit is taken at engagement and the balance on settlement.
No. The fee is fixed from the starting figure regardless of the purchase price. Percentage models scale with the property; ours does not. For an $800,000 unit or a $2 million house, the work is comparable and the fee reflects scope, not the headline number on the contract.
If you engage finance broking with Opes, a fee reduction applies on the buyer's agent fee. Financial planning is provided free of charge to buyer's agent clients as the onboarding step. The combined effect is meaningful, and we will quote it in writing before you sign.
Yes. The first conversation, including the scope-of-service discussion about how the third-party partner model works, is at no cost. You only sign engagement paperwork once you've decided to proceed.
The engagement has a defined scope and timeline. If the brief cannot be met within that window, the licensed partner pauses the search and we talk it through before any further work. Refund and rollover terms are set out in the engagement letter, plainly.
Auction bidding on behalf of clients is not part of the standard service. If a property goes to auction, the partner can refer a specialist auction bidder, who would quote separately. Private treaty negotiation is included in the fixed fee.
