It depends on the brief. For a single-bedroom unit in a familiar suburb, you may not need one. For a first house purchase in an unfamiliar market, the time saved and the price work on negotiation typically cover the fee. The initial consultation is free, and we'll be straight with you about whether the brief warrants it.
Yes. The broker side of the file checks scheme eligibility, the income and price caps for your state, and the lender's process for submitting the application. The buyer's agent won't claim a grant on your behalf, but the property shortlist respects the caps.
Stamp duty concessions for first home buyers vary by state and change regularly. The broker works through the current settings with you before contracts. Stamp duty changes can materially shift the budget.
