How it is set up.

Balki does not hold a buyer's agent licence himself. It sits with a partner firm that works in every Australian state, Queensland included. You deal with us; the inspections, the checks and the negotiating are done by the licensed partner.

You meet the agent assigned to you during that free first conversation. You deal with Opes; the licence sits with the partner. We tell you this on the first call, not in small print at the bottom of a contract.

Our office is in Melbourne and you meet Balki over video. The Gold Coast partner does all the legwork in person — including Saturday inspections in Burleigh and Palm Beach, weekday walk-throughs in Broadbeach, and pre-auction meetings across the hinterland.

What it costs.

Fixed fee from $10,000 + GST. The same fee for owner-occupied and investment briefs. The price of the house doesn’t change what you pay us. Gold Coast files often sit at the upper end of the typical $800,000 to $2,000,000 range, particularly beachside, and the fee still doesn’t move. The first conversation is free. The fee comes down if we are also doing your loan or your financial plan. Investor briefs typically route through the wider property investment hub, and Sydney or Melbourne relocator and expat buyers acquiring sight-unseen are a steady share of the Gold Coast book.
