A buyer's agent in Brisbane, working to an actual plan.
A buyer\'s agent who finds the place, checks it over properly and does the negotiating for you across Brisbane, through a licensed partner firm. A fixed fee from $10,000 plus GST, a free first conversation, and your financial planning thrown in.

How it is set up.
Balki does not hold a buyer's agent licence himself. It sits with a partner firm that works in every Australian state, Queensland included. You deal with us; the inspections, the checks and the negotiating are done by the licensed partner.
You meet the agent assigned to you during that free first conversation. You deal with Opes; the licence sits with the partner. We tell you this on the first call, not in small print at the bottom of a contract.
Our office is in Melbourne and you meet Balki over video. The Brisbane partner does all the legwork in person — including Saturday inspections in Hawthorne, weekday walk-throughs in Indooroopilly, and pre-auction meetings in New Farm or Norman Park.
Where we buy in Brisbane.
Most of what we buy in Brisbane falls into three areas. What you tell us at the start decides where the search begins. The partner network covers all of them.
New Farm, Hawthorne, Norman Park. Queenslanders, character stock, renovator briefs and family upgrades.
Indooroopilly, Toowong, Carindale. School-zone family briefs, larger blocks and established homes.
Springfield, Ripley, Logan. House-and-land and new-build stock for first home buyers and yield-focused investors.
We can also buy commercial property across Brisbane, including inside a super fund.
What’s included.
Working out the brief
What you can spend, what you want and by when — written down. It changes as you see what's out there, but you start with it clear.
Research on the areas
What similar places actually sold for, how long they sat, and how the area has grown. We'll tell you straight which suburbs don't suit what you're after.
Finding places
Places that are advertised, and plenty that never are, through relationships with selling agents. Common across the inner-east.
Inspections and checks
Building and pest inspections, body corporate records, council and flood-overlay checks. Saturday inspection slots in Brisbane are routine for the partner agent.
Negotiation
Offers before auction day, negotiating on private sales, and the terms as well as the price. We don't bid at auctions for you.
Getting to settlement
Chasing the conveyancer, the lender and the seller's agent, so you're not the one making the phone calls.
What it costs.
Fixed fee from $10,000 + GST. The same fee for owner-occupied and investment briefs. The price of the house doesn’t change what you pay us. Brisbane files typically sit in the $600,000 to $1,500,000 range, and the fee still doesn’t move. The wider buyer's agent cost guide sets out how fixed pricing compares to the percentage model most agents use.
The first conversation is free. The fee comes down if we are also doing your loan or your financial plan. Investor briefs typically connect into the wider property investment hub, with returning expats a regular pattern on the Brisbane book.
How buying a place fits with the loan and the plan.
Financial planning
What you want, what is coming in and going out, what you can borrow, and what happens if it goes wrong. Free for buyer's agent clients, and done over video in Brisbane.
Buyer's agent
Finding it, inspecting it, checking it and haggling over it, across all three Brisbane areas. Done by the licensed partner.
Broking
The loan, from a panel of more than 50 lenders. We write plenty of Brisbane loans.
