How it is set up.

Balki does not personally hold a buyer's agent licence. The licence sits with a third-party partner that operates across every Australian state, including SA. The engagement is coordinated under the Opes brand. Inspections, checking the place over and negotiation are conducted by the licensed partner.

You meet the agent assigned to you during that free first conversation. You deal with Opes; the licence sits with the partner. We tell you this on the first call, not in small print at the bottom of a contract.

Our office is in Melbourne and you meet Balki over video. The Adelaide partner does all the legwork in person — including Saturday inspections in Norwood, weekday walk-throughs in Glenelg, and pre-auction meetings in Burnside or Unley.

What it costs.

Fixed fee from $10,000 + GST. The same fee for owner-occupied and investment briefs. The price of the house doesn’t change what you pay us. Adelaide files often sit toward the lower end of the typical $800,000 to $2,000,000 range, and the fee still doesn’t move. The first conversation is free. The fee comes down if we are also doing your loan or your financial plan. Investor briefs typically connect into the wider property investment hub, with returning expats a steady pattern on the SA book.
