Opes Financial

A mortgage broker for Adelaide borrowers, on a national lender panel.

A mortgage broker covering home loans, refinancing, investment and SMSF lending for Adelaide and South Australia. Delivered virtually. Same panel, same broker, no in-person office in SA.

North Adelaide bluestone terraces on a quiet residential street at twilight with the city skyline a faint silhouette beyond.

How the service works for Adelaide clients.

Every meeting is by video or phone. Document collection is by secure upload. Loan and supporting documents are e-signed. Submission to the lender is electronic. Physical proximity does not change processing time on any major Australian lender.

A typical Adelaide file runs across three contact points. An introductory call to map income and target. A working session to compare lender options. A submission walkthrough and updates by email until settlement.

Hours run 8am to 7pm AEST. We keep slots open outside the standard 9-to-5 for clients who can only talk at the end of the day, including shift-pattern professionals and self-employed trades who run South Australian businesses.

No Adelaide office. The lender panel is national.

The practice operates from Docklands, Melbourne. There is no broker shopfront in the Adelaide CBD or in Norwood, no satellite office anywhere in SA. Adelaide engagements run by video and phone, the way they have for years.

Lender access does not depend on broker postcode. The panel is national. Adelaide owner-occupier and investment files are submitted, priced and assessed on the same lender policies as a Melbourne file.

What does not change
  • Same 50+ lender panel.
  • Same broker, the whole way through.
  • No upfront fee for residential lending.
  • Same Credit Guide before any submission.

Loans we arrange for Adelaide borrowers.

01

Owner-occupied home loans

Variable, fixed, split, offset. Adelaide owner-occupier files cover everything from Burnside stone villas to Glenelg apartments.

02

Refinancing

Rate review, cashback offers where available, equity release, debt consolidation. SA mortgages older than two years are usually above market.

03

First home buyer loans

Federal First Home Guarantee scheme alongside SA state assistance. Common in Munno Para, Mount Barker and the outer northern corridors.

04

Investment property loans

Interest-only, P&I, portfolio structuring. SA clients often buy interstate in Brisbane and Melbourne on the same panel.

05

Commercial property loans

Owner-occupier commercial and investment commercial. SA self-employed clients with stable cash flow are the typical fit.

06

SMSF property loans

Residential and commercial LRBAs through specialist SMSF lenders. SA trustees treated identically to Melbourne files.

07

Construction and bridging

Progress draws, end debt, short-term bridging. Useful for Adelaide Hills builds and upgraders sitting on inner-east equity.

08

Car and personal loans

Through the same panel where it makes sense. Less common than residential, but available when needed.

The 50+ lender panel for Adelaide borrowers.

50+ lenders via Outsource Financial. The six listed are the lenders we send the most volume to. SMSF-specialist lenders sit on a smaller, more cautious panel. Lender selection depends on credit profile, LVR and loan purpose, not on the broker's home state.

Loan profile we see most often.

Adelaide loan sizes typically run lower than Sydney or Melbourne. Average ticket sizes across the practice land between $500,000 and $800,000, and Adelaide owner-occupier files often sit at the lower end, particularly outside the inner-east and the southern coastal belt. The home loan repayment calculator gives a rough read on the monthly figure.

Investment lending is the second-largest cohort. Many SA clients buy interstate, particularly Brisbane and Melbourne, and the coordination on that work runs the same way regardless of asset location.

Refinancing volume is meaningful. Adelaide mortgages held for more than two years are very often above market, both because rates have moved and because retention pricing inside the major banks rewards the inattentive borrower in the opposite direction. The refinance break-even tool usually settles the question.

SMSF and broker fees explained.

SMSF lending

End-to-end for SA trustees.

30+ SMSF loan clients across the practice. Adelaide trustees access end-to-end SMSF lending and, where relevant, related financial planning under one adviser. Coordinated with the trustee's accountant.

Broker fees

No upfront fee on residential.

Broker commission is paid by the lender on settlement. The arrangement is disclosed in the Credit Guide before any application is submitted. Commercial and SMSF can carry advice fees, agreed in writing before work starts.

What Adelaide borrowers usually ask first.

No. The practice operates from Docklands, Melbourne. All Adelaide engagements are by video and phone. There is no shopfront in the CBD or in Norwood.
No. Lender submission is electronic. Document upload is electronic. The assessor at the lender does not know, and does not care, where the broker is sitting. Turnaround times depend on lender service-level and file complexity, not on broker location.
For residential lending, the lender pays the broker an upfront commission on settlement and a trail commission while the loan is active. The borrower pays nothing to the broker for residential. This is disclosed in the Credit Guide before any application is submitted.
Yes. SA stamp duty, first home buyer concessions, the First Home Guarantee scheme, and the Help to Buy shared-equity program are all part of standard intake. We coordinate with SA conveyancers for the property side.
Yes. Loan documents, Credit Guide acknowledgements and supporting paperwork are signed electronically where the lender accepts it, which today is most of them. Physical signatures are only required where a particular counterparty still asks for one.
