Opes Financial

A mortgage broker for Canberra borrowers, on a national lender panel.

A mortgage broker covering home loans, refinancing, investment and SMSF lending for Canberra and the ACT. Familiarity with APS pay scales, salary packaging and defined-benefit super. Delivered virtually.

How it works if you’re in Canberra.

Every meeting happens over video or the phone. You upload your documents securely, sign everything online, and we lodge it to the lender electronically. Being in the same room has never once made a lender go faster.

A typical Canberra job takes three conversations. A first call to work out what you earn and what you are after. A working session to go through the lender options. Then a walk-through of what we are lodging, and email updates until it settles.

Hours run 8am to 7pm AEST. We keep slots open outside the standard 9-to-5 for APS clients who can only talk after work and for self-employed Canberra contractors with irregular weekday availability.

No Canberra office. The lender panel is national.

The practice operates from Docklands, Melbourne. There is no broker shopfront in Civic, Barton or Braddon. Canberra engagements run by video and phone, the way they have for years.

Which lenders we can reach has nothing to do with our postcode. The panel is national. A ACT home loan or investment loan is lodged, priced and assessed under exactly the same lender rules as one from down the road in Melbourne. APS income and continuing-employment characteristics are well-recognised by mainstream lenders.

What stays the same
  • The same 50+ lenders.
  • The same broker the whole way through.
  • Nothing to pay us on a normal home loan.
  • The same Credit Guide before anything is lodged.

Loans we arrange in Canberra.

01

Owner-occupied home loans

Variable, fixed, split, offset. ACT owner-occupier files cover inner-north, inner-south and the suburban districts. APS continuing-employment income is well-understood at every major lender.

02

Refinancing

Rate review, cashback offers where available, equity release, debt consolidation. ACT mortgages older than two years are usually above market.

03

First home buyer loans

Federal First Home Guarantee scheme alongside ACT state assistance. Common in Gungahlin, Molonglo Valley and the outer Belconnen districts.

04

Investment property loans

Interest-only or paying it down, and how to line up more than one loan. ACT clients often buy interstate in Brisbane, Melbourne and the NSW South Coast on the same panel.

05

Commercial property loans

Owner-occupier commercial and investment commercial. ACT self-employed clients and consultancies with stable revenue are the typical fit.

06

SMSF property loans

Residential and commercial LRBAs through specialist SMSF lenders. ACT trustees treated identically to Melbourne files.

07

Construction and bridging

Progress draws, end debt, short-term bridging. Useful for ACT knockdown-rebuild work in the established inner-north and inner-south.

08

Car and personal loans

Through the same panel where it makes sense. Novated-lease alternatives are worth a side-by-side comparison.

The lenders we compare.

More than 50 lenders through Outsource Financial. The six below are the ones we use most. Lending inside super goes to a smaller, more careful group of specialists. Which lender suits you depends on your finances, how much you’re borrowing against the place, and what it’s for — not on where your broker lives.

The Canberra book

The loans we see most often.

Canberra loan sizes typically sit between Adelaide and Sydney. Practice-wide average ticket sizes land between $500,000 and $800,000, with inner-north and inner-south owner-occupier files often above that and suburban first-home buyer files below.

Investment lending is the next biggest group. Many ACT clients buy interstate in Brisbane, Melbourne and the NSW South Coast. The coordination on that work runs the same way regardless of asset location.

Refinancing volume is meaningful. Canberra mortgages held for more than two years are very often above market, both because rates have moved and because retention pricing inside the major banks rewards the inattentive borrower in the opposite direction.

Borrowing inside super, and what we get paid.

SMSF lending

Both halves, for ACT trustees.

30+ SMSF loans written. Canberra trustees access the whole SMSF loan, start to finish and, where relevant, related financial planning under one adviser. Coordinated with the trustee's accountant.

Broker fees

Nothing to pay on a home loan.

The lender pays us when the loan settles. It is all set out in the Credit Guide before we lodge anything. Commercial and SMSF work can carry a fee, and if it does we agree it with you in writing before we start.

What people in Canberra ask first.

No. The practice operates from Docklands, Melbourne. All ACT engagements are by video and phone. There is no shopfront in Civic, Barton or Braddon.
Favourably. APS continuing-employment income is among the most predictable income types on every major lender's policy. Salary packaging and novated leases are read correctly by most lenders, and we structure files to surface gross income clearly where the payslip layout obscures it.
On a normal home loan the lender pays us — once when it settles, and a small amount each year while the loan runs. It costs you nothing. All of it is set out in the Credit Guide before we lodge anything.
Yes. ACT stamp duty (including the ACT's no-stamp-duty arrangements where eligible), the First Home Guarantee scheme, and Help to Buy shared-equity are all part of standard intake. We coordinate with ACT conveyancers for the property side.
Yes. Loan documents, Credit Guide acknowledgements and supporting paperwork are signed electronically where the lender accepts it, which today is most of them.

Just a conversation. What you earn, what you have saved, and the place you have got your eye on if there is one. The same call Canberra clients have been having with us for years.
