SMSF commercial property.
Business real property is one of the few asset classes that a related party can legitimately lease from an SMSF. Many business owners buy their own premises in the fund. The acquisition runs alongside the SMSF lending side.

What buyers ask before engaging on a commercial brief.
Yes. The licensed partner network covers all Australian states. Commercial briefs in Sydney are common, and a local agent is assigned to the target submarket. The brief, the research, and the reporting still sit with Opes.
Most commercial briefs we run sit between $1 million and $5 million. Smaller briefs are possible but the fixed fee becomes a higher proportional cost. We will be straight with you about whether the brief makes sense before engagement.
The lease is the asset. Tenant covenant, rent review structure, outgoings recoveries, lease term, and any options to renew matter more than the bricks. We coordinate solicitor review of the lease alongside the contract.
Yes, subject to fund rules. Business real property is one of the few asset classes a related party can lease from the fund. The Opes SMSF side coordinates LRBA lending with specialist lenders if borrowing is involved.
Auction bidding on behalf of clients is not part of the standard service, including for commercial auctions. The partner can refer a specialist auction bidder. Most commercial deals proceed by private treaty.
