## SMSF — 2026 law change

From 10 August 2026 an SMSF cannot enter a new limited recourse borrowing arrangement (LRBA) to acquire RESIDENTIAL property. Commercial property LRBAs are unaffected. Existing residential LRBAs are grandfathered and may run to completion; they can be refinanced only if the principal does not increase. An SMSF can still buy residential property outright with fund cash.
